Completion day is the most stressful move there is, because the schedule is not yours. Funds move between solicitors, keys are released when they are released, and everybody in the chain is waiting on somebody else.
This is how we run completion day moves in the North East and what happens if the day does not go to plan.
How the day usually runs
We load your current property in the morning while you are still waiting on keys. Loading does not depend on completion, so the productive part of the day gets done regardless.
Once keys are released, we drive and unload. In practice most completions land around the middle of the day, which is why a morning load matters so much.
Why keys are rarely released first thing
- Funds have to clear between solicitors on the day.
- Every property in the chain has to complete in sequence.
- The estate agent then has to release the keys to you.
If the delay is a few hours
We wait with the load secure in the van. It is frustrating, but it is normal and it is planned for.
If completion slips to another day
Your belongings go into our storage overnight or for as long as the delay lasts, and we deliver when the keys are actually in your hand. Nobody is left sitting outside a locked house with a lorry.
This is exactly why we keep storage in house rather than sending you to find a self storage unit at four in the afternoon.
How to give yourself the best chance
- Book the move as soon as you have a completion date, not once it is confirmed twice over.
- Be fully packed the night before, so loading starts the moment we arrive.
- Keep a bag of essentials, chargers, documents and kettle with you in the car.
- Give us the solicitor and agent timings you know about, so we can plan the day properly.
